The 505 is a 45-story luxury residential high rise in Nashville, TN. The 505 sits in the middle of downtown Nashville at the corner of 5th and Church St. It offers 29 floors of Airbnb and 15 floors of private residential condominiums with unrivaled views of the city skyline and surrounding metropolitan area. Additionally, 505 offers one of the largest amenity areas consisting of the entire 7th and 8th floor as well as a 34,000 sq. ft. outside amenity deck featuring pools, tennis courts, cabanas, and a dog park.
Enterprise Solutions was involved in the electrical design of the 505 by implementing cost-effective solutions for both lighting and power distribution. Additionally, Enterprise Solutions performed 100% of the electrical scope consisting of large-scale power distribution, low voltage access control, and structured cabling. We also utilized Trimble technology in slab conduit rough-in, in conjunction with General Contractor Archer Western’s self-climbing core framework, in order to complete this large project in a tight time frame.
Enterprise Solutions had several challenges to overcome due to the 505’s overall size, location, and turnover plan. The first challenge was the 505 was a monumental task from a power distribution standpoint. It included the building of a new NES service vault under 5th avenue and the installation of more than a ¼ mile of vertical bus duct.
Aside from its large size and quick schedule 505 also had the added challenge of no storage. The high rise had an almost zero lot line allowing for no storage of onsite material. This coupled with minimal lifting and hoisting apparatuses posed a huge issue for project constructability. We overcame this challenge by using our local supplier partnerships and on-time deliveries. We were able to keep the job well stocked with multiple deliveries per day as well as scheduling with Archer Western to stock floors the day before. Lastly, our largest hurdle our project team overcame was the turnover schedule for residents occupying floors. Turnovers were in multiple phases, the first turnover consisted of half of the tower of tenants. This challenge required both careful planning for work activities to not impede on residents, but also a careful thought process to keep integral systems, life safety, elevators, and utilities running while the building above these floors were completing.
The 505 was a unique project that allowed our team to put our stamp on the tallest residential building in Nashville.
